Las Vegas, NV (FOX5) – A new Nevada law, A.B. 121, aims to shield renters from hidden or “junk” fees, ensuring they are fully aware of their rental costs before signing leases. This legislation, introduced by Assemblymember Venicia Considine, takes effect on October 1. It requires that the advertised lease reflects the true cost of rent, with few exceptions.

Under the new law, landlords must itemize all fees contributing to rent, providing potential tenants clarity prior to lease agreements. Additionally, tenants will have the right to review leases, especially lengthy ones, alongside mandatory free rent payment options. Importantly, if a tenant incurs fees after applying for a unit that is already off the market, landlords must issue refunds.

Concerns have escalated, with constituents reporting significant surprise fees that increase monthly rent—sometimes by hundreds of dollars. Considine emphasizes the importance of understanding lease terms and encourages those facing surprise fees to seek legal recourse against landlords post-October 1.

The Nevada State Apartment Association acknowledges the law, committing to support members while ensuring adherence to the new measures. They also stress that fee transparency should not lead to increased operational costs that affect rental affordability.
